Subfloor Rot in Brookhaven, MS

Challenge

Several years ago, this couple moved decided to move into one of their childhood homes. They knew overtime it had developed some flaws and that maintaining it may be hard work, but they knew it would be worth it after all the memories it had provided. Over the years they even expanded, keeping the original structure, but also making additions that added their own touch to the home. The kitchen and dining room they've always wanted was now a part of this home! But the more work they did, the more problems they discovered in the process. Underneath their home, moisture and mold thrived, and it was having a grave effect on multiple areas of their home, old and new sections! Some beams and parts of the subfloor were completely rotted, resulting in soft spots in their floors and sagging in some rooms. They tried multiple times to tackle these issues themselves, but it always seemed to come back. In order to protect this important part of both of their lives and all their hard work, they knew they needed a permanent solution. After doing some research, they decided to reach out to our company and schedule a date for a free estimate. Upon calling, they spoke with one of our customer care representatives, DeRosia, who learned about all their struggles and found the best date for one of our Design Specialists to make his way out to the home. 

Solution

After a thorough inspection, the design specialist sat with the homeowners to create a detailed estimate and plan. Their floor clearly wasn't in a safe condition, the subfloors needed replacement and the weak beams were in need of additional support. In some of the provided pictures, you can see where large holes were rotted into the old subfloor. Replacing this isn't a problem for our talented wood-working crew, they even captures some excellent photos while they were working on getting a fresh new subfloor installed! For additional and long-lasting support, we also had our SmartJack System installed under the floors. In strategic spots, these SmartJacks are permanently installed to continue supporting this structure. They can even be adjusted overtime, to match the shifting of the home due to aging or weather differences. This all helps a ton, but what about the moisture and mold problem? Without taking care of the root of the issue, even these new subfloors will eventually find themselves in the same predicament. Fortunately, we didn't come prepared with just temporary fixes, we had the permanent solution as well - The Encapsulation System. This system completely moisture-proofs the underside of the home against all different forms of water. Our CleanSpace Liner covers the entire crawl space and acts as a barrier against water intrusion and seepage. The crawlspace dehumidifier keeps the area at a consistent, safe humidity percentage, making sure mold cannot thrive. A sump pump is also installed, constantly collecting water from under the liner and around the crawl space to be sent away from the home. Combined, this all creates the best case scenario for this home! The homeowners can continue to create additions and more memories without worry.
