Bouncing Floors in Metairie, LA
Challenge
A homeowner in Metairie, Louisiana had been dealing with noticeably bouncy floors for years. Recently, they slow began to get worse and more issues started appearing throughout the home, such as other areas of the floors buckling, along with cracks forming in interior walls of these same areas. These were clear signs that something below the home was causing all this damage up above. Before beginning their long-planned renovations, the homeowner knew they needed to address the structural and moisture issues in the crawl space to ensure the home had a stable foundation moving forward. After contacting Midsouth Crawlspace Solutions, they spoke with Customer Care Representative DeRosia, who scheduled an inspection with one of our System Design Specialist, Corey, to promptly make his way out to the home and take a look. During his crawl space inspection, Corey discovered an outdated vapor barrier that was failing to properly protect the home from ground moisture, along with lots of spray insulation that also wasn't quite doing the job. Humidity readings were elevated throughout the crawl space, creating conditions that can lead to wood deterioration and mold growth. Corey also identified failing and weakened floor joists, which were no longer providing proper support for the flooring system above—explaining the bounce, buckling, and interior wall cracking the homeowner had been experiencing.
Solution
To address both the structural and moisture concerns, Corey designed a comprehensive plan that included our Encapsulation System, along with the installation of our SmartJacks to stabilize the home’s flooring system. The homeowners love the idea and decided to move forward with it. A new date was scheduled for one of our foreman, Ronnie, and his crew to go out and put everything in place. The team first prepared the crawl space by clearing debris and ensuring proper drainage conditions. They then installed our durable, high-performance CleanSpace Liner across the crawl space floor and up the foundation walls, carefully sealing seams and edges to create a continuous moisture barrier. Along with this, they installed a crawl space dehumidifier and sump pump system, which both work toward keeping moisture in all its forms out and away from the crawl space. Overall, the encapsulation system helps prevent ground moisture and humidity from entering the crawl space, improving overall air quality and protecting the home’s structural components from moisture-related damage. Next, the crew installed SmartJack support posts beneath the weakened joists. Each SmartJack was placed on a solid base and precisely adjusted to provide additional structural support to the floor system above. By transferring the weight of the structure to stable footings and reinforcing the failing joists, the SmartJacks helped reduce floor bounce and stabilize the home’s structure. With the crawl space now properly encapsulated and the flooring system reinforced, the homeowner gained a dry, controlled crawl space environment and a significantly more stable floor system, giving them the confidence to move forward with their renovation plans.
